Spring has brought busy times for IECI this year with multiple jobs in the surrounding area. We are excited to announce two new jobs with Andy Mohr Automotive, one which is a continuation for the Avon Automotive Lot 2 project made up of 4.3 acres and one for an expansion of Nissan which consists of a 20.6 thousand square foot addition. Both projects are located in the heart of Avon, IN. IECI is also working on the Lancashire project in Westfield,IN which includes 67 single family lots and 43 town homes, as well as the Amazon Self Storage project which includes a 7.1 thousand square foot building, located in Brownsburg, IN. IECI is looking forward to future jobs already booked for this summer as we continue to grow and improve!

IECI is currently wrapping up the jobs in the Maple Grove Commercial Subdivision in Whitestown, IN while the Whitestown Business Park and Whitestown Crossing projects are continuing as expected. A new section for the Harmony Subdivision is in preparation for submittal, and many proposals have been submitted for work in the near future. The spring is off to a good start!

Final details of the Maple Grove Commercial subdivision; Heartland Dental, KLC Realty and Diversified Properties buildings are being concluded. IECI is currently responding to Whitestown Technical Advisory Committee comments for all three projects prior to final construction plans on the December 12th hearing before the town planning commission. Ground was broken for the fourth and final building in the subdivision, Rainbow Daycare, before Thanksgiving. IECI has worked throughout 2016 on the details of the proposed 257 units of multi-family dwellings near 146th Street and Ditch Road in Westfield, IN. The plans continue to move forward with a target of completing construction plans for submittal to the city before the end of the year. The team is targeting a spring 2017 ground breaking.

IECI has been selected by the Town of Brownsburg to provide site development design services on an exciting new effort on the near north side of downtown. The town has acquired approximately 30 acres for the first phase around the former St. Malachy Church and parish school in Brownsburg, IN. This area, temporarily referred to as the “Brownsburg Town Green,” is envisioned to be a central hub including multi-family housing, commercial establishments, and office facilities. IECI has prepared and submitted the primary plat and is anticipating town direction to commence forward with site design soon.

IECI has recently had a main focus in the finalization of the site design & permitting of the Maple Grove Commercial area, along the south side of Whitestown Parkway. The site design is nearly complete. The site is currently open land and is being designed to provide space for four buildings, all of which are expected to be constructed by the end of 2017. This location, across Whitestown Parkway from the Watermark Apartments, will provide key retail and professional opportunities for the continuing growth of that area. Design is complete, and all site permitting is nearly complete, for the 150K sq. ft. building #4 at the Sierra Gateway site along Ronald Reagan Parkway in Plainfield, IN. As summer winds down IECI received all of the necessary local and state authorizations for the Courtyards of Zionsville project. The Courtyards will be a 59 home “empty nester” neighborhood adjacent and north of the St. Alphonsus Catholic Church in Zionsville, IN. Valenti-Held Contractor/Developer is in the process of moving equipment on site to commence site construction. IECI contributions to the Andy Mohr Automotive Group continue to “build up.” While Andy Mohr Volkswagen, an IECI site design project, experienced their “Grand Opening”, the adjacent Andy Mohr Kia has received all governmental permits and exterior walls have been erected. And in two other projects for AMAG, IECI has procured variances from Avon,IN and re-zoning from Plainfield, IN to help advance two other projects.

Summer is usually a busy time of year for IECI, and this year is no exception. Three active projects in the Perry Industrial Park / Whitestown Crossing area are moving forward rapidly. On PIP II Sec. 2 Lot 14, right down the street from the Valenti-Held main office, site construction is well underway. IECI also continues to provide support to the field installation. Likewise, site development at the north end of Whitestown Crossing, along I65 for RPM Indy, is also underway. PIP III Sec. 2 Lot 6 site design is nearly complete. We are anticipating development/construction plans submittal for Lot 6 to the town on August 4th. IECI is anticipating approval from Whitestown in time for fall or early spring site construction. And finally, IECI is anticipating direction to move forward with the site design of PIP III Sec. 2 Lot 5 at any time.

IECI signed an agreement to provide the site design and permitting services for an exciting 54 acre, 30 building, 556 multifamily complex in Greenwood, IN. Wildcat Ridge will be located just east of I65 and south of County Line Road. IECI will have several challenges including site drainage and not having done work in Johnson County for several years. IECI anticipates that the project will take 2 years to construct. In the Perry Industrial Park, IECI has two projects underway with Becknell Industrial. One Project is in Perry Industrial Park II, Section 2, and is the design and re-platting of Lots 14 and 15 at the NE corner of Perry Boulevard and S.R. 267. This site will be re-platted to one lot and prepared for a 68,000 square ft. refrigerated facility. Work associated with the Harmony subdivision in Westfield, IN has continued with current focus on the 33-acre Harmony Mixed Use district immediately adjacent to the NW corner of 146th Street and Ditch Road. It is imperative that maximum value to all parties, including future neighbors, be achieved at this important location. IECI is continuing to provide expertise and documentation, and we anticipate the approval of the Primary Plat/Overall Development Plan in June. IECI played an active role in the Maple Grove Commercial Plat in Whitestown, IN along the south side of Whitestown Parkway. Re-zoning, re-platting, and special exception applications were filed in May, and we are optimistic that these applications will receive June approval so that detailed site design for three projects can advance at this site.

IECI’s first quarter showed a sales growth of 48% over 2015. The quarter was fueled by several projects. A proposed Kia dealership for the Andy Mohr Automotive group in Avon was taken from job release to development plan review approval in slightly over three months which is better than average. The site design project for Courtyards of Zionsville, a first of its kind in Zionsville, is a 61-unit “empty nester” community. The project has taken huge steps forward with the submittal of the primary plat and development plan. IECI is anticipating plat approval in April and development plan approval in May. The current plan is for Valenti-Held Contractor to be on the site and under construction in June or July.
